Massallah pertaining to leasing a building

As Salaamu Alaykum Mufti
I have a written lease agreement with my landlord for 1 year and I am currently 6 months into the lease.
The lease makes no provision for cancellation and I will only be allowed to leave the premises once the lease expires ie after the 1 year period.
Now, if I want to cancel the lease the landlord can sue me for the balance of the lease agreement ie Rental for 6 months. This is what im told by several people in the legal profession.
3. Islamically, is it wrong for the landlord to charge me for the balance of the 6 months or am I bound to him as I had agreed to take the premises for 1 year in the lease agreement?
